Who is developing Pine Pond Homes?
Sky Resorts, a sister company to Manthei Construction and Manthei Veneer, is owned and operated by the same Manthei family that’s been working in Northern Michigan for 75 years. Our experience managing communities in California and Arizona has given us the expertise to bring an affordable and attractive manufactured home community to Petoskey.
Who owns the property at Pine Pond?
While you own your own home, the land is retained by the Pine Pond Development, which contributes to offsetting the total cost of the home. The land lease fee is similar to an HOA fee with the added benefit of significantly reducing property taxes, especially for those who claim Pine Pond as their homestead. In addition to property tax reduction, the land lease protects the value of your home by ensuring regular maintenance of all property amenities and includes a front yard care package, minimizing the time you need to spend on your front yard.
What makes the homes at Pine Pond so affordable?
In addition to costs being offset from the land being retained by Pine Pond, homes at Pine Pond are made up of ‘elevated’ manufactured homes, designed and landscaped with your needs in mind: the affordability of manufactured homes, with attractive amenities and community features, on Petoskey’s newest “waterfront”!
What is an ‘Elevated’ Manufactured Home Community?
An elevated manufactured home has quality upgrades like drywall throughout and modern open floor plans with larger kitchens. Exterior has upgraded cement panels/insulated skirting, garages, porches, and higher roof pitches. Pine Pond landscapes with sod & irrigation in front yards. Backyards are hydroseeded. Pine Pond homes are nearly indistinguishable in quality and appearance from conventional site-built homes.
What is included in the monthly land lease?
The monthly land lease includes a variety of benefits, including access to the Pine Pond beach and lake area, a front yard care package, main road snow removal, and road maintenance. More resident amenities will be built over the next couple of years, including the clubhouse, dog park, pickleball/basketball court, walking trails and more!
How much do the homes cost?

Who pays the sales tax on the manufactured home at closing?
Pine Pond includes the sales tax in the price of the home. We pay the sales tax to MI Secretary of State on the day of closing. Homebuyers will receive the title to their home in the mail in about a week after closing.
Do you allow pets?
Yes! We love furry friends. Dogs are required to always be on a leash unless fenced in. Noisy or aggressive dogs are not tolerated.
What about Utilities at Pine Pond?
Electricity and gas are metered at your home. You’ll set up the service directly with the utility companies just before you move in.
Gas is from DTE Energy for gas (furnace, dryer, and oven).
Electricity is from Great Lakes Energy.
Internet and TV are from True Stream Fiber optics.
Sewer is from Harbor Springs Sewer Authority.
Well water is from Hearthside Grove.
Water & sewer are billed monthly from Pine Pond. Base charge is approx. $85/mth plus usage fee of .00428/gal. This is paid with your monthly lot rent bill.
Trash receptacles will be provided on-site and included in your monthly land lease fee.

What if I need to sell my home at Pine Pond?
We get it — Sometimes things change! Home sales will be handled through Pine Pond Resales or a local real estate agent of your choice.
